QUESTIONS:
What kind of
deed will be issued? You will be issued a Special
Warranty Deed. A Special Warranty Deed in which the grantor (Carlos
Scarpero dba Land4less) warrants, or guarantees, the title against defects
arising during the period of his ownership of the property. Additionally,
we offer the Land4Less
Clean Title Guarantee, which means that if a problem arises with your
title, we will offer an exchange of a similar lot or refund your money.
Is this property on the lake or golf
course? Does it have a view? In order to provide you
with great lots and competitive prices, we do not have any lots on the
golf course or the lake. Those lots are generally only sold by Realtors
for thousands of dollars above our price. However, many of our properties
are easily within walking distance of the lake or golf course.
Is the Winning Bid the total price or a down payment?
The winning bid + the 10% buyer's premium + $297 to cover
deed filing and doc prep is the total price for the property. In the
event the property sells for less than $750 or less, a $75 buyer's premium
will apply.
Is a Winning Bid a commitment to buy?
Yes. If you are bidding on the property, we understand
that you are purchasing it and have done your due diligence. We
take bidders very seriously and report nonpaying bidders to auction
host sites. Reporting a nonpaying bidder often banishes that bidder

What is due diligence?
Due diligence is the research you, as the buyer, complete
prior to making a bid. This includes questions to the County, or to
us or a land site visit We strongly encourage you to feel satisfied
about your knowledge of the property before bidding.
Is there legal access to the property?
If you are buying in Fairfield Bay, there is no gate, so you may enter
as you wish. Hot Springs Village, Diamondhead and Flint Ridge are gated
communities. Inform the guard that you are there to inspect a property,
and they will issue you a guest pass.
What is the property zoned?
All properties that we currently have for sale are zoned
residential.
Are there time limitations to
build? There are no time limits in which an owner must
build on the property.
Is someone
available to help me locate the property? We do not
offer this service due to the fact that it would add to our costs and
therefore add to the sale price of the property. We go to great lengths to
provide accurate information in our postings regarding the location of the
land.
Is the property staked or
surveyed? The property was surveyed when it was
subdivided. We do not incur the expense of having the land
surveyed.
